Understanding Construction Loans

Building a custom home is different from purchasing an existing home. Most homeowners finance their project using a construction loan, which provides funding as the home is built before converting to a traditional mortgage.

Every lender has its own requirements, but the overall process is very similar.

What to Expect

Land

Most homeowners purchase or finance their land before beginning construction. In many cases, your lender can finance both the land purchase and construction through one loan.

Down Payment

Construction loan down payment requirements vary by lender, but many programs require approximately 20% down.

We'll provide the documentation your lender requires, including:

Builder/Homeowner Construction Contract

House Plans

Construction Draw Schedule

Builder Insurance Certificates

Any additional builder documentation requested by your lender

Builder's Risk Insurance

Most lenders require the homeowner to obtain a Builder's Risk Insurance policy before closing on a construction loan. We recommend contacting your current insurance provider first, as many companies that insure your home or vehicles also offer Builder's Risk coverage. If needed, we're happy to recommend a local insurance agent.

Working With Your Lender

Whether you choose one of our recommended Banks or another construction lender, we'll work directly with you and your loan officer throughout the building process.

We'll assist with:

Typical Timeline

Although every project is unique, here's what most homeowners can expect:

  • Secure financing and finalize your construction loan

  • Complete plans and construction documents

  • Begin construction - from the day we break ground, most homes are completed within approximately 6–9 months. The overall timeline may vary depending on permitting, financing, weather, material availability, site conditions, and the complexity of your home's design.

  • Final inspection and move-in

Can I use my own bank?

Absolutely. You're welcome to work with any lender that offers construction financing.

Do I have to use a Bank you recommend?

No. We frequently work with local Banks, but you're free to choose the lender that's right for you.

Can I finance my land and construction together?

Many lenders offer this option if you're purchasing land and building at the same time.

Who communicates with the bank during construction?

Your lender will typically communicate directly with you as the borrower. Windhill Homes will provide the required builder documentation, respond when information is needed, and help walk you through what to expect during the construction loan and draw process.
