What to Expect
Land
Most homeowners purchase or finance their land before beginning construction. In many cases, your lender can finance both the land purchase and construction through one loan.
Down Payment
Construction loan down payment requirements vary by lender, but many programs require approximately 20% down.

Builder's Risk Insurance
Most lenders require the homeowner to obtain a Builder's Risk Insurance policy before closing on a construction loan. We recommend contacting your current insurance provider first, as many companies that insure your home or vehicles also offer Builder's Risk coverage. If needed, we're happy to recommend a local insurance agent.

Do I have to use a Bank you recommend?
No. We frequently work with local Banks, but you're free to choose the lender that's right for you.
Can I finance my land and construction together?
Many lenders offer this option if you're purchasing land and building at the same time.
Who communicates with the bank during construction?
Your lender will typically communicate directly with you as the borrower. Windhill Homes will provide the required builder documentation, respond when information is needed, and help walk you through what to expect during the construction loan and draw process.
